Split a commission fairly to the cent

Splitting a commission is simple until the shares don’t divide evenly or don’t quite total 100%. This calculator divides one commission among two to six people by percentage, by weights such as 2 : 1 : 1, or by fixed dollar amounts. It checks that percentages total exactly 100%, rounds every share to the cent with the leftover cents assigned openly, and shows any money that fixed amounts leave unassigned. It is for sales teams, real estate agents and brokers, and anyone paying out a shared commission.

How to use the Commission Split Calculator

  1. Enter the commission to split.
  2. Choose whether to split by percentages, weights, or fixed dollar amounts.
  3. Enter a share for each person; leave unused boxes blank.
  4. Read each person’s amount in the table. Amounts marked +1¢ received a leftover cent.
  5. For fixed amounts, check the Unallocated row for any money not yet assigned.

The formula

Percentage split: share = commission × person’s percentage (percentages total 100%)

Weighted split: share = commission × person’s weight ÷ total weight

Rounding: round each share down to the cent, then give leftover cents to the largest remainders

Fixed amounts: unallocated = commission − sum of fixed amounts

An equal three-way split of $10,000 can’t be $3,333.33 each — that only adds up to $9,999.99. One person gets the extra cent, and the table says who, so the payout reconciles to the commission exactly.

  • This divides the commission you enter by the shares you choose. Who gets what — brokerage, team, or referral splits, caps, and fees — is set by your agreements, not by this calculator. Taxes and deductions aren’t included.
  • Two to six people per split. For a split in stages — brokerage, then agent — run each stage separately.
  • Leftover cents go to the largest remainders, with ties going to the person listed first. Your agreement may assign them differently.
  • Commission up to $1,000,000,000; weights up to 1,000,000; amounts are rounded to the cent.

How do you split a commission between three people?
Multiply the commission by each person’s percentage. A $10,000 commission split 50/25/25 is $5,000, $2,500, and $2,500. The percentages must add up to exactly 100%.
What if the commission doesn’t divide evenly?
Each share is rounded down to the cent and the leftover cents go to the shares with the largest remainders. $10,000 split three equal ways is $3,333.34, $3,333.33, and $3,333.33 — exactly $10,000, with no cent lost or created.
What is a weighted commission split?
Each person gets points instead of a percentage, and their share is their points ÷ the total points. Weights of 2 : 1 : 1 on $9,000 pay $4,500, $2,250, and $2,250. Weights are useful when people are added or removed, because nothing needs to total 100.
Can I split a commission by fixed dollar amounts?
Yes. Fixed amounts are paid as entered, and they can’t add up to more than the commission. Anything left over is shown as unallocated rather than given to anyone — $4,000, $3,000, and $2,500 from $10,000 leaves $500 unallocated.
How are real estate commissions usually split?
Typically in stages: the total is divided between the listing and buyer’s brokerages, and each brokerage then splits its side with its agent, sometimes after a referral fee off the top. Run each stage as its own split, using the previous stage’s amount as the commission.
